Q: What does the $495 flat fee cover?
A: It covers a 60–90 minute strategy session (in person or on Zoom), pricing analysis, a FSBO checklist, disclosure review, vendor list, and your personal FSBO Survival Guide. It’s everything you need to launch your sale confidently.
Q: Can I get additional help after the first consultation?
A: Yes. You can continue receiving one-on-one guidance at an hourly rate ($195 first hour, $150–$250 thereafter) or purchase a 5-hour coaching bundle for $899. You decide when and how much help you need.
Q: What if my home doesn’t sell? Do I lose the $495?
A: The $495 covers your professional consultation and tools—so even if you pause or adjust your plan, the value remains. For sellers who want extended guidance with less risk, the Pay-at-Close option may be better.
Q: How does the Pay-at-Close option work?
A: You pay $495 upfront to begin, and the remainder ($3,500–1% of the sales price) is paid through escrow only if your home closes. This keeps your upfront costs low while giving you full access to ongoing support throughout the sale.
Q: Do I still handle showings and open houses myself?
A: Yes. You remain in control of your listing, showings, and negotiations—but you’ll have a licensed expert guiding you every step of the way, from reviewing offers to managing timelines.
Q: Will I get access to real estate forms and disclosures?
A: Absolutely. Both FSBO Assist packages include sample disclosure forms and checklists, to keep you compliant and organized. You can also request full document reviews at your hourly rate.
Q: Can you help me price my home correctly?
A: Yes. We send you market comparables, recent sales, and neighborhood data to help you establish an accurate pricing strategy that attracts buyers and maximizes your return.
Q: What if I decide later that I want full representation?
A: No problem. You can transition to a full-service listing at any time. Your initial FSBO consultation fee can even be credited toward your listing agreement in certain cases.
Q: Are there any hidden fees?
